Our House is SOLD!!!

Back in August or September we put our house up for sale. My sister and  her friends had been living in it but they were thinking they wanted to try out a new place come January and we were starting to think about finding a new place of our own.

At first we had it for sale by owner and showed it a few times, but then we found a beautiful home in Hyde Park that we LOVED, and I started to feel like we needed to get a realtor to help us sell and then buy. We got a great realtor and listed it in October I think, hoping it would sell before January so we wouldn't have to worry about finding new renters.

The end of December came and we still didn't have any serious lookers, so we rented out the house on a month to month. Winter was slow going for house showings and interest, but finally in March we had someone make an offer, which we countered and they accepted! It was perfect timing. We would close in April, both renters were planning on April being their last month in the house so that worked great.

Well, since it is June now and we JUST NOW closed let me list the things that happened in between now and then that made this such a LONG drawn out process.

  • Due Diligence Date came and went without getting an inspection or appraisal, we didn't hear back so hoped for the best, but in the end the buyer backed out and was going to pay us the earnest money. 

  • Downstairs renters left early without paying rent, and leaving two large holes in the wall, one in the door, and the place a mess. Fun. 

  • Buyer decides he does want to buy the house after all. Inspection and Appraisal finally taken care of. 

  • We re-roof the house. John, John's dad, My Dad, My Brother, Brother-in-law, Andy, and PJ (the roofer) came to help tear it down. It was suppose to be quite a stormy day, but it was the only day that everyone would be able to make it and we were suppose to be closing by the end of April so they pushed through and got it done. It barely rained at all! Only a few sprinkles and a little wind! It was a miracle! All that next week PJ put the new roof on. DONE! In one week! Yay!

  • Buyer is having difficulties with getting complicated financing arranged. We don't close by the end of April. 

  • The House we love goes under contract. It was sad, but we were ok, it was more than we wanted to pay.

  • Buyer's daughter moves in and rents from us for the month of May. We are still short about $400. We are suppose to close by the end of May. 

  • Financing still not working. We don't close by the end of May. Grrr! Buyer's daughter is still renting from us. Just waiting. 

  • June 10th! We go in and sign our side of the closing papers! We're half way there! But still have to wait for the buyer since he is out of the country and paper work has to be mailed. Wait some more. 

  • Wed, June 12th! Get a phone call saying the house is closed! Papers signed! Come get our Check! Wahoo! It's done! It's over ! It's hard to believe!

You have been good to us for almost 6 years. Thanks for giving us such a good start! We are sooooo glad you get to be somebody else's to love now.
